Properties in Spain - Maintenance Cost

Maintenance costs vary from property to property. If you choose an apartment, there will be service costs. If you buy a villa, you will have to take care of the maintenance of your garden or pool yourself. If you decide to buy a property through Hot Properties - Costa Blanca, you will receive an individual cost overview from us. This does not include the monthly financing costs.

Here is a list of the costs that may be incurred depending on the service:

 

 

Household and building insurance

This insurance is based on the reconstruction value of the property and the assessed value of your household goods.
As a guide: about 250 € premium per year for an apartment and 500 € per year for a detached villa.

 

Real Estate Tax "Impuesto sobre Bienes Inmuebles" (IBI)

This is levied by the respective municipality and amounts to between 0.3% and 0.7% above the cadastral value per year.
 

Waste disposal

This is like the "IBI" a municipal tax, which is levied depending on the region and location and amounts to between 80€ and 150€.
 

Service costs

If you choose an apartment in an urbanization, there may be service costs. These are for the maintenance of the urbanization and vary from 50€ - 500€ per month depending on the location. The amount also depends on the services and facilities offered.
 

Pool maintenance

When you outsource the maintenance of your pool there are costs. These depend on the size of the pool. For example, for a pool size of 8 x 4 meters, which is cleaned 2 times a week during the summer and 1 time a week during the rest of the year, the cost for a Pool Boy is about 800€.
 

Maintenance garden

If you want to outsource the maintenance of your garden, the cost varies greatly depending on the size and effort. A reliable gardener costs about 12,50€ an hour. For a low maintenance garden of around 800m2 you can plan on 6-8 hrs a month.
 

Property Management Fee

This person performs thorough inspection of the property from the inside as well as from the outside. Also in case of environmental influences like storm or heavy rain. The costs depend on the additional services such as cleaning service, laundry service, key holder, etc.. As a guide, about 600€ plus tax per year.
 

Income tax/ Tax for non-resident foreigners

Spanish tax authorities charge foreign homeowners a kind of "fixed rental value". They have to pay 24% tax on 2% of the cadastral value (much lower than the market value).
They themselves have the obligation to declare. For this reason we always advise our clients to work with a Gestor to avoid problems.

 

Water, electricity and gas

There are costs for water, electricity and gas. Gas is usually supplied once a year if you have a central gas tank or several times if you operate a gas cylinder system. For electricity, there is a day and night tariff.
Due to the high efficiency in Spain, the use of solar panels or a heat pump is recommended. Of course we can arrange this for you.

 

Are you buying with a mortgage?

Then you must expect additional costs for mortgage and Nortarabschluss as well as land registry costs about a mortgage registered in the land register. We recommend our clients to assume a total cost of 13% when buying with a Spanish mortgage.
